28/06/18 It was brought to our attention that there was a possibility that a right of way needed to be formally granted and after further investigation we have found this to be the case.

We have liaised with the land owners solicitor and he is confident that this easement can be put in place formally, however this cannot be done in time for the auction tonight.

In order to resolve this we are changing the lot listing from an unconditional sale ; which mean on the hammer falling the winner bidder pays the deposit, buyer premium and exchanges contracts and therefore is legally tied into purchasing the land, to a conditional sale; which means on the fall of the hammer the 5% deposit and buyers premium are still paid, however the contracts are not exchanged for up to 28 days, and in that time the solicitor acting on behalf of the vendor has the time to put the easement/right of way formally in place. In the unlikely event that the easement/right of way is NOT granted, then the buyers premium and deposit are refunded.
